Real estate investments vs more traditional investments…

I’m a 34 yo female with a 3 year old kiddo. I have a solid 6-figure paying job. My husband is a full time dad who we don’t expect to rejoin the workforce for a few more years.

We have a primary home and a rental house with an ADU, we rent both units out full time. All homes have decent equity as we went the traditional route and worked out butts off to build sweat equity. Your Classic worst house on the best block situation. The market is strong in the Pacific NE. We make a great monthly profit.

I’m now in the position where I’m considering another property as I love the long term benefits of real estate and want to pass on a significant start to my child when she is an adult.

Edit - We also have a robust emergency fund and 401k.

My question is, should I continue down this real estate path and continue OR is it unwise not to diversify?
